    Online Land Auction! 883.87 ± Acres Offered in 5 Individual Tracts! Cropland - Hunting - CRP - Silver Creek - Quality Soils - Blacktop Frontage - Pratt County, KS. The auction will be held on Friday, July 31st. This is Tract 3 of the five tracts being offered and it consists of 159.40± total acres with 132.17 ± cropland acres. The Properties will be offered in five (5) individual tracts, in numerical order beginning with Tract 1 and continuing through Tract 5. Each tract will be offered separately. Tracts will not be combined, and bidding will not be reopened or revisited once a tract has closed. Bidding on Tract 1 is scheduled to end at 10:30AM. Bidding will be conducted exclusively online in numerical order, beginning with Tract 1 and continuing through Tract 5. A ten (10) minute recess will occur between the close of one tract and the start of bidding on the next. Bidding will be conducted on a per-acre basis using the total number of acres noted on the brochure. A ten percent (10%) buyer's premium will be added to the final bid price. To determine the purchase price reflected in the contract, take the high bid amount, add the 10% buyer's premium, and multiply that total by the number of acres purchased. This tract has 19.97 ± acres enrolled in CRP under a contract running October 1, 2020 through September 30, 2035, with an annual payment of $739.00 ($37.00/acre). The auction is subject to Seller confirmation, with the Seller reserving the right to accept or reject any and all bids. At the conclusion of the auction, all high bids will be presented to the Seller for final confirmation. The successful bidder must immediately execute the provided auction purchase contract and deposit non-refundable earnest money equal to ten percent (10%) of the total purchase price within the time specified in the contract. All tracts shall close within thirty (30) days of auction. The sale is not contingent on financing, appraisal, or inspection. The properties are being sold in their current "Where Is, As Is" condition, without any warranties. All measurements and details are approximate and non-binding.
